About

Iron Horse Acres is a private residential community of twelve single-family lots clustered around a 20-acre private pond stocked with bluegill, largemouth bass, and channel catfish.

The neighborhood was platted in 2001 and the Protective Covenants recorded with Lancaster County in February 2002. The Ironhorse Acres Association — the nonprofit corporation that owns and maintains the commons — was incorporated with the State of Nebraska on June 6, 2000. The community runs along a single private road, Iron Horse Court, that loops in off Pella Road past the old steam locomotive sign that gives the place its name.

The community is governed by the Ironhorse Acres Association, a Mutual Benefit Nonprofit Corporation. Each lot owner holds one Class A vote.

What we share

Iron Horse Court — the gravel loop road serving all 12 lots.

The pond — 20 acres, with a dam, an overflow, and a small dock for non-motorized boats.

New residents: annual fishing placards can be obtained by contacting Jamee Casement (Treasurer).

Common open space — divided into 12 mowing sections, one per lot owner.

Trails, drainage easements, and the blanket utility easements running through the development.

Gravel Road

Iron Horse Court — the private gravel loop serving all twelve lots. Graded and re-graveled as needed.

Snow Removal

The same private road is plowed in winter so residents can reach Pella Road safely after snowfalls.

The Dam

Maintenance of the earthfill dam holding back the 20-acre pond.

Property Taxes — $60.64/year

Lancaster County tax on the 3 commons parcels (Outlots A, B, C). Total $7,400 in assessed value.

Assessed value jumped from $0 (2006–2024) to $7,400 in 2025 — first taxes ever paid on these parcels.

Noxious Weed Control 5 ACTIVE

The Lincoln-Lancaster Weed Control Authority currently has 5 active noxious weed inspections on Ironhorse Acres Association land. Per state law, the Association is responsible for control or abatement; uncontrolled weeds can be cut by the Authority and billed back.
